Job Description

AECOM is in need of a Construction Manager to work with our client, a multinational technology company focusing on e-commerce and one of the Big 3 Tech companies.

The initial project duration is 6 months and will require work at the client site located within the city of Calgary.

Major Responsibilities:

  • Administer the client’s Construction Contract during the construction and close out of the Project. Enforce the Construction Contract to ensure high quality project to the client’s satisfaction in accordance with the drawings and specifications produced by the client’s design consultants for the Project.
  • Advise the client regarding the Construction Contract and all related matters of the Project, including change orders and payment applications, and any approvals or decisions required to be taken by the client.
  • Where a decision needs to be taken by the client, notify the client of the same such that the client has sufficient time to properly make such decisions or approvals without affecting the project schedule.
  • Enforce the Construction Contract to minimize costs and seek to obtain for the client the lowest reasonable costs for the Project.

Monitor and ensure that the General Contractor and the client’s separate contractors on site along with the base building and site developer (if any), and any suppliers of Owner Furnished Contractor Installed (“OFCI”) equipment and other members of the Project Team are coordinated. Prevent scheduling issues and interference among the Project Team.

Receive and convey to the client such applications, consents, instructions, notices, requests or statements as are required in accordance with the Construction Contract. Issue such applications, consents, instructions, notices, requests or statements to the Project Team if authorized in advance in writing by the client.

In the event that any aspect of the Project appears likely to fail to achieve the client’s objectives, immediately notify the client and work with the client and the Project Team as relevant to prepare an agreed upon and suitable corrective action and monitor its implementation.

Ascertain any of the client mandatory procedures applicable to the Project and develop compatible and appropriate working methods and procedures.

Monitor the Construction Contractor and any other persons responsible for health and safety compliance in performance of their health and safety duties. Keep the client apprised of all health and safety matters on the Project and immediately report to the client all health and safety incidents at the Project.

Work with the Project Team to find acceleration opportunities, including potential for overtime work and schedule sequence alterations. Coordinate with the Project Team to mitigate any potential schedule delays.

Assist in briefing the awarded General Contractor on its duties, the project itself and the roles of the other members of the Project Team.

Advise the client on the schedule implications of proposed changes to the client’s requirements in accordance with the “Model Change Management” system.

Verify and report General Contractor receipt of OFCI delivered to site.

Review method statements issued by the General Contractor and assess and comment on completeness of information provided to allow the client to consider the same in accordance with the client’s internal “Model Change Management” system.

Maintain and update access requests schedules together with the General Contractor to allow the timely raising of access requests and approval for workers, visitors, and the client’s employees. Help resolve site access issues that might occur.

Promptly respond and coordinate responses to the General Contractor’s requests for information from the client, the Design Team, and other members of the Project Team as applicable so as to maintain the project schedule.

Review third party inspection reports and verify that issues identified are fully resolved to Vendor’s and the client’s satisfaction.

Assist the client in performing an overall evaluation of the Project.

Vendor will assist the Project Team and OFCI vendors to properly plan for and carry out the Commissioning Phase of the Project, including causing adequate offsite and on site testing to be completed and documented in time for the Handover to Commissioning Milestone. Vendor will ensure that all files and start-up and testing documents are available on site for the the client and third party commissioning teams. Vendor will attend the morning and evening sessions of testing and will work with the General Contractor, Separate Contractors, the OFCI vendors to address and resolve daily issues raised on the Commissioning Issues Log during integrated system testing. Notwithstanding the foregoing, Vendor does not have the authority to sign off on the satisfaction of any commissioning test.

Establish communication, reporting, correspondence, and drawings distribution and authorization procedures between the client and the Project Team.

  • Participate in weekly project meetings, weekly construction site walk/meetings and any necessary ad-hoc meetings to resolve issues. As necessary, provide recommendations for any adjustments to meetings structure or procedures for convening, chairing, attendance, function, frequency and responsibility for recording of meetings and circulation of information. Monitor communications and distribution of information.

Constantly communicate with the client’s construction and operation teams regarding the status of the Work and any issues, including snagging, upcoming work, warranty, and change orders.

Update and maintain snagging, close-out and other issues lists. Provide status updates on these issues by the close of business each Monday of every week.

Provide any other owner’s representative services which are reasonable and customary.

Demonstrated equivalency of experience and/or education may be considered.
