Job title: Construction Development Manager

Job description: Pearl Builders Group is a commercial and residential real estate project management company. With over 20 years of experience amongst the senior management, Pearl Builders deliveries a wide variety of projects. We manage projects from construction to property management encompassing a complete design/build. Our work ranges from the management and development of completely new builds, refurbishments and fit-outs for Companies. We are currently hiring for a Development Coordinator to join our growing team.

Responsibilities:

  • Manage the planning and development approvals process, including the preparation, submission and management of applications for development approvals, coordinating with different stakeholders, as necessary
  • Manage the building permit process, including preparation, submission, review, issuance and inspection, where applicable
  • Effectively review land use/zoning by laws, development regulations, official plans and secondary plans to obtain site plan/development approvals for complex large and small scale projects under high pressure deadlines.
  • Source, retain, coordinate and manage project consulting teams for due diligence initiatives, development applications, building permit applications, and other initiatives
  • Prepare, review and track project budgets and schedules (with a focus on approvals and permits)
  • Monitor and research applicable issues such as provincial/municipal policies, precedent projects and approvals, market trends, and development levies, and provide status updates as applicable
  • Conduct field inspections, investigate project concerns, and organize on-site meetings to evaluate and solve site issues
  • Coordinate with consultant teams for site plan/development approvals, minor variance, severance/consent and related planning applications in a timely manner for active projects.
  • Travel, conduct site visits, participate in and/or present at public and stakeholder meetings, as required

Requirements

  • University or college level education in planning or a related field. (Urban planning degree)
  • Minimum 10 years of experience (working as a commercial developer , real state development experience ) 10 years’ experience
  • Demonstrated ability to work effectively within a multi-disciplined team.
  • Excellent communication, presentation, interpersonal, and negotiation skills.
  • Ability to work within tight timelines and meet deadlines.
  • Outstanding organizational and analytical skills.
  • Capable of dealing with constantly changing priorities and multi-tasking with reliability.
