Our client is a real estate company focused on the development of apartment and condominium communities in transit oriented areas across the major markets in Ontario, Canada. The firm’s DNA is made up by an obsession for great design. Our client is the private equity arm of a leading Canadian investment management firm. They currently manages in excess of $1 billion dollars and delivers deep financial backing to our client enabling it to have the resources to execute successfully. The team is comprised of experienced professionals in Construction, Development and Finance who are able to execute the vision from theory to final product.

Key Responsibilities
Design Development and Preconstruction Phase

  • Manage Local Authority approval process in coordination with our client’s team, Project Planner, Architect and other disciplines;
  • Assist the team in RFP preparation for selection of consultants when required;
  • Ensure the effective management of project development process by monitoring design development and constructability throughout the Construction Document Phases;
  • Oversee and monitor progress against time, cost, and quality requirements of preconstruction phases of the projects;
  • Monitor the design development and progress including identifying any major non-conformances ;
  • In consultation with the Consultant and Construction Manager review the proposed procurement strategy and project schedule against Design Deliverables milestones;
  • Monitor the design deliverable milestones by Consultants to meet the procurement schedule. Identify and track critical components of the Work and track progress to meet pre-agreed milestones;
  • Manage and resolve design issues that may be raised from time to time by Consultants, Authorities, Construction Manager and site team;
  • Manage key relationships – authorities, consultants, supply chain, industry etc;
  • Support the business strategy to ensure growth, performance and risk management as required by the business;
  • Contribute to the development of both a short and long term marketing strategy

Construction Phase

  • Play a leading role in incorporating initiatives to project delivery through gathering detailed requirements and scope definition from construction commencement to project close out;
  • Review and make recommendations to the Construction Manager regarding the scope of Work packages and Work to be performed by Construction Manager own

forces to help facilitate the subsequent tendering and awarding of Subcontractor and Supplier contracts;

  • Manage and track overall project schedule and coordinate activities with various contractors and consultants;
  • Track project costs and invoice approvals;
  • Review and make recommendations to the Construction Manager regarding the scope of Work packages and Work to be performed by Construction Manager own

forces to help facilitate the subsequent tendering and awarding of Subcontractor and Supplier contracts;

  • Facilitate turnover of the completed projects to the tenants and user groups

Education & Experience

  • Minimum Bachelor Degree in a relevant field such as, Architecture, Structural or Civil engineering, or similar building related studies;
  • A minimum of 6 years of experience in design and construction of mixed use developments,
  • Solid technical background with the understanding of construction procedures, methodology, sequences, materials and processes
  • Must be comfortable working on either 1 large scale project or multiple small to mid-sized projects simultaneously

Required Skills

  • Background in design, construction & delivery process including design management experience
  • Extensive knowledge of design principles and experience in project delivery
  • Possesses strong commercial and financial understanding in the design context with proven ability to contribute to value engineering as part of the design process
  • Experience of user group interface and stakeholder engagement
  • Excellent ability in building and maintaining professional relationships with all levels of an organization and with external parties and consultants
  • Strategic leadership skills and possesses strong business acumen in the design context
  • Strong attention to detail and quality
  • Exceptionally organized
  • Strong time-management skills with a proactive problem-solving mindset
