Job description: Our client is a respected and innovative developer specializing in crafting exceptional condominium and apartment buildings. With a commitment to excellence, customer satisfaction, and community development, they are seeking a motivated estimator to join their team.
The selected estimator will play an integral role in contributing to the successful design and execution of residential high rise projects. The selected candidate will bring 3 to 5 years of experience as a Junior to Intermediate-level estimator, along with a strong work ethic, adaptability, and the ability to thrive in a dynamic and challenging environment.
Responsibilities of the Estimator:
- Gather design drawings and sketches to develop preliminary budget pricing.
- Create Schedule “A” by coordinating with relevant parties.
- Provide specifications and drawings to sub-contractors.
- Draft a cover letter detailing project specifics, including product type, size, location, timing, and pricing deadline.
- Construct a comprehensive spreadsheet encompassing model types, elevations, plans, trades, codes, and associated costs.
- Include contingency totals and a final sum calculation.
Budget Pricing & Contract Pricing:
- Generate Budget Pricing (both hard and soft) to determine model sale prices.
- Assist in performing take-offs for precise project cost estimation.
- Prepare Contract Pricing with approved working drawings and brochures.
- Finalize Schedule “A” and review all items for accuracy.
- Create detailed scope of work for each trade, outlining responsibilities and builder’s construction procedures.
- Develop a Quotation Analysis spreadsheet, attaching a cover letter for tendering packages.
- Assemble comprehensive tendering packages, including scope of work, quotation analysis, and working drawings.
- Assign reference numbers to sub-contractor bidders, comparing budget and actual quotation amounts.
- Facilitate meetings with each trade and analyze potential contractors.
- Ensure contracts are signed once the final sub-contractor is selected.
- Ensure all parties sign all copies and pages of contracts.
Budget Monitoring and Financial Management:
- Monitor budget expiration dates and inform relevant departments of cost status.
- Adjust costs as necessary to maintain budget integrity and complete the project within financial parameters.
- Assign appropriate codes to purchase orders for site and décor center purposes.
- Assist in providing upgrade cost data for use by the décor center.
Qualifications:
- 2-3 years of post-secondary education (preferably in a related field; tech background is a plus).
- 3-5 years of experience working as an estimator
- Proficiency in relevant software applications (e.g., Excel, construction management software).
- Excellent organizational skills and attention to detail.
- Strong analytical and problem-solving abilities.
- Effective communication skills for collaborating with cross-functional teams.
- Ability to manage multiple tasks in a fast-paced environment.
- Self-motivated and able to work independently.
Compensation:
- The company offers a competitive salary ranging from $125,000 to $160,000, dependent on experience and qualifications.
