Our client is an entrepreneurial, fast-paced, highly successful real estate development/investment company in downtown Vancouver. They are adding on this position to facilitate their growth. Suitable candidate will have 10years proven experience in directing a team of accounting professionals and have a hands-on approach in developing and fine-tuning policy and processes in the property development and for their incoming – producing properties to ensure smooth running of the accounting department. Solid financial reporting experience, along with strong tax and information technology knowledge are essentials to the role.
Duties will include but not limited to:
Corporate Functions
-Oversee and provide leadership to the Controller, Assistant Controller, administrative, accounting, and finance team as required to meet Company’s business plans, consistent with company’s culture of excellence and collaboration
-Participate in the leadership and management of the company’s interests, including regular reporting to the executive team
-Identify, establish, and document key controls and policies/procedures throughout the accounting and finance department
-Monitor each entity and the overall Company’s performance against master budgets and cash flows:
-Oversee and supervise day to day operations of the accounting department, including establishing and clearly defining responsibilities for staff on the accounting team and ensuring the ongoing management and support of staff and effective/efficient employee performance.
-Ensures that the company’s financial system meets the needs of the development operations and the rental portfolio. Makes recommendations and leads the implementation of new systems or processes, as needed
-Manage long and short-term cash position of all entities in the corporate group
-Review and interpret management reports, financial statements, and operations; provide explanations of variances; and identify trends which will facilitate better upper management decision making and enhance profitability
Finance and Reporting:
-Track, monitor and ensure compliance with all debt covenants and other lender or equity requirements
-Manage all investor reporting alongside the executive team, including quarterly and semi-annual updates and funding calls
-Oversee and review the compilation of annual financial statements, working papers, and tax returns
-Develop and implement joint venture and partnership structures alongside the executive team including preparation of organizational charts and initial agreement drafting or review of documentation -Oversee preparation of an accurate and timely monthly development reporting packages for each project, as required
-Manage accounting staff who will:
o Provide quantity surveyors with the required information to complete budget reviews for construction loan facilities
o Prepare monthly progress draws for submission to quantity surveyors and/or directly to bank lenders o Ensure accurate reporting of project status, costs incurred, and costs to complete in monthly reporting to bank lenders
-Review, track and monitor insurance needs for each project, asset, operation to ensure appropriate risk management and compliance with policy requirements
-Special projects as assigned Tax:
-Proactively identify tax needs and work with the executive team to develop appropriate tax strategies
-Manage communications with CRA under the supervision of the executive team
-Oversee and ensure all tax filing and reporting requirements are fulfilled for the various entities and investors
Human Resources:
-Establish and monitor key performance indicators for the accounting and finance department that can be measured on a monthly, quarterly and annual basis
-Identify staffing needs and lead the identification, recruitment, screening, and selection of prospective administrative, accounting, and finance employees
-Conducting comprehensive, annual reviews with each team member
-Developing, revising, and recommending personnel policies and procedures
-Oversee maintenance of department records and reports
Information Technology:
-Establish and monitor accounting systems and corporate information technology systems and protocols
-Proactively make recommendations on system requirements to optimize efficiency and performance in the accounting and finance department
-Oversee the implementation of new software/hardware systems as required.
-Proficient with Yardi and MS Office
Salary Salary: Open (150,000 – 250,000) negotiable – depends upon experience and qualification. Co offers excellent opportunity for advancement for the right candidate with excellent benefits.
